Are the lots subject to covenants?

Covenants have been prepared for each separate area of Las Soleras. For information on the covenants email or call (505) 262-2323 Ext. 2.

Are there homeowners or lot owners association fees?

Homeowners association documents will be prepared for the residential areas of Las Soleras prior to development. For commercial lands a lot owners association is responsible for the maintenance and repair of mutually beneficial shared facilities.

What utilities are provided to lots?

All utilities (gas, water, sewer, electric, and telephone) are either currently available to the site or will be stubbed out to each lot as part of the future improvements to be constructed by Las Soleras. There may be a situation where internal roads and utilities are the responsibility of the lot purchaser. Las Soleras will identify obligations for improvements prior to purchase of lot.

What city development review is required for my project?

It is impossible to identify the review process for all development scenarios that might occur with Las Soleras. In many cases, only a building permit is required. Las Soleras will inform potential buyers of the development review process once the project parameters have been defined.

What is the time frame for city review of my development application?

Building permit applications for smaller commercial projects are generally processed in 4-6 weeks. Single family homes are permitted in 2-4 weeks. Apartment projects must be reviewed by the City Planning Commission. Once the scope of the project is identified, Las Soleras can provide an estimated time frame to secure building permits.

What city fees are imposed on my development application?

In addition to building permit review and inspection fees, owner/builder is responsible for payment of utility expansion fees (UEC) for water and sewer, impact fees, and water offsets. Las Soleras can assist the purchaser of a lot in the approximation of cost for the above fees.

What is the water offset program?

The city requires all new developments to provide for all additional water use either by purchasing prior water consveration savings, or transfer of water rights to the city unless other arrangements are made with Las Soleras. The lot purchaser is responsible for acquisition of and payment for water offsets.
